FREQUENTLY ASKED QUESTIONS ABOUT GARAGE DOOR REPAIRS

  • Full Rebuild Replacement of Garage Door Torsion Springs

    feature-spring-change.png

When you call Langfeldt Overhead Door you can count on us for garage door spring replacement in three easy steps:

    • Replacing both springs: Most garage doors are installed with two springs at the same time. If one of your garage door’s torsion springs breaks, it’s likely that the other is nearing the end of its lifespan as well. After evaluating your garage door, if it is determined that a broken spring is the problem, our technicians will usually recommend replacing both springs.

    • Using the right springs: Garage doors come in all styles, sizes, and weights, and our qualified technicians are trained to install the correct springs for your individual door. After installation, our technicians will check to ensure the correct springs have been used by performing a balance test.

    • Safety inspection: Langfeldt Overhead Door understands that your family’s safety is your top priority. After performing a garage door spring replacement, our technicians will provide a free safety inspection to ensure all the hardware and moving parts of your door are in proper working order.

     Cables

Your garage door’s cables can break or stop working for many reasons. No matter what causes the garage door’s cables to stop functioning correctly, they will slip off their drums, which causes a garage door malfunction. Langfeldt Overhead Door sells top quality, multi-strand cables that resist fraying in all types of weather to ensure safe and smooth operation of your garage door.

     Rollers

The rollers are one part of the garage door that is used heavily. You can look for signs that your garage doors need new rollers, including excessive vibration or shaking when you open the garage door. If the door is rattling and making noise, the rollers may be worn out and need to be changed. The door may also become misaligned, which will happen more frequently as the rollers become worn out. If your garage door seems to be making a racket, the rollers may have developed rust. They will need to be lubricated or replaced.

A garage door that is off its track can be very dangerous, not to mention inconvenient. Our thorough repair process is designed to identify the causes of the problem and make speedy professional repairs.  Our technicians will examine the tracks to ensure they are properly secured to the wall and are not dented or damaged. Evaluate and adjust track and roller alignment, clean and lubricate the tracks, and evaluate the entire system for loose and/or missing parts. If your tracks or sections are broken or dented, our technicians can guide you through replacing them with top-quality garage door parts.

  • Bottom Seal & Weatherstrip

    please-help-replacing-garage-door-bottom-seal-v0-hpdwi68nc78d1.jpg

Replacing worn bottom seals and weatherstripping is a simple yet powerful way to improve the energy efficiency of your commercial facility. Over time, seals deteriorate, crack, and lose effectiveness, allowing air leaks, moisture intrusion, and even pests to enter your building. This compromises climate control and puts added strain on your HVAC systems.

By installing new commercial-grade seals and weatherstripping, you create a tight, secure barrier that helps retain heat in the winter and cool air in the summer. The result is improved indoor temperature control, lower energy costs, and a more comfortable, efficient environment throughout your facility—whether the space is used for operations, storage, equipment housing, or daily workflow.

  • Maintenance Inspection

    Repairman Fixing Door

A comprehensive commercial door maintenance inspection is designed to ensure safety, performance, and long-term reliability. A typical inspection includes:

    • Visual safety inspection of the entire door system

    • Track and roller assessment for wear, alignment, and smooth operation

    • Spring system inspection (torsion and extension springs) for tension, balance, and fatigue

    • Cable and pulley checks for fraying, corrosion, and proper tension

    • Hinge and hardware inspection for wear, damage, and secure fastening

    • Motor and operator testing for performance, noise, and proper function

    • Limit and safety system testing including sensors and emergency stop features

    • Lubrication of all moving parts to reduce friction and extend component life

    • Seal and weatherstrip evaluation for air gaps and deterioration

    • Door balance and alignment testing

    • Structural integrity check of panels and frames

    • Operational testing to ensure smooth, safe, and efficient performance

    • Detailed service report with findings, recommendations, and preventive maintenance planning

This proactive inspection process helps prevent unexpected failures, reduces downtime, extends equipment lifespan, and keeps your facility operating safely and efficiently.
